Stephen was everything we wanted a realtor to be. Being first-time home buyers (FHA) we were very skeptical about getting the right home, at the right price, and paying agent fees. Stephen was very forthcoming, honest, and consistent with his quality of service right off the bat by giving us the run through of the market and home buying process. After seeing a number of houses we made 3 offers, all 3 were accepted when previously other agents hadn't made much progress in even hearing back from the sellers. Tough time finding the money for a down payment?

If accumulating a down payment to buy a home is a challenge that seems insurmountable, then a a FHA loan should be something to consider. Before you decide to purchase a home, ask yourself whether you are confident you will be able to comfortably pay the monthly mortgage payment (not just principal and interest, but taxes and insurance as well). Also consider whether you will be able to budget the money you'll need for unexpected emergencies in addition to your monthly home payment. Would waiting until you can save up for a 20% down payment make better financial sense for you?

Traditional home lending requirements can be stringent, so access to more flexible qualification requirements can be valuable to some home buyers. FHA loan programs can dramatically change your prospects of obtaining a home loan. But keep in mind that, while these programs can help you get into a home, they still depend on you to ensure that the monthly home payment you commit to is one that you can comfortably afford. If you qualify, you'll still want to work through the numbers with your lender to make sure you're prepared for a rewarding, successful long-term home ownership experience.

Mortgage insurance and FHA loans: FHA mortgage insurance protects the lender if a borrower defaults on the FHA loan. Each FHA borrower pays a mortgage insurance premium. The premiums are collected and used by the FHA to reimburse the lender (not the borrower) should the borrower default and the lender must foreclose upon the loan/sustain a loss. This insurance enables a lender to provide loan options and benefits often not available through conventional financing.

The HAFA short sale-aside from the avoidance of foreclosure, the elimination of mortgage debt and the $3,000 relocation benefit, HAFA short sales may offer some additional benefits.

Current lending guidelines may allow a “fresh  start”.    A  borrower  may  be  eligible  to  borrow or to own a home again sooner through a short sale as compared to foreclosure. Fannie  Mae’s lending guidelines favor those who proactively address their situation rather than avoiding the situation they are experiencing.

Why would your lender accept less than what is owed on my mortgage? Lenders are in business to lend money, not to own real estate. They do not want the expense of the foreclosure process and/or the holding and maintaining of the property if it does not sell at foreclosure. The foreclosure process is very expensive and time consuming, so many lenders will agree to what seems a loss on the mortgage when they will actually save money by not completing the foreclosure and holding the property in their portfolio.

A short sale will usually result in a considerably smaller loss for the lender than a foreclosure would because of the holding time during which the property will likely sit vacant.

The bottom line is, lenders recover more money to cover their losses from a short sale than foreclosing on your property. It is a more effective measure than foreclosure.

A short sale is when the sale of a homes net proceeds do not fully pay off the existing mortgage loan(s) and the Lender is willing to accept a discounted payoff. The closing costs that are typically paid by the Seller are paid out of the proceeds from the sale, including but not limited to, commissions, escrow and title fees and any negotiated Buyer’s cost. Your home is sold and you avoid foreclosure.

Some Lenders will consider a Short Sale offer on mortgage loans that are not delinquent. Other lenders will not consider a Short Sale offer until the loan is delinquent. We will work with you to put your Short Sale offer together and submit it for approval (remember, there is no charge for this). That is the best way to determine if your Lender will accept a Short Sale offer on a loan that is current.

Los Angeles Short Sales FAQ-8- Do lenders approve all Short Sales? No. That is why it is critical to work with someone, that has extensive experience at getting Short Sales approved and has direct contact with Mortgage Servicers.

Los Angeles Short Sales FAQ-9- I have a second mortgage on my property, so can I still do a Short Sale? Yes. We can also work with the Mortgage Servicer or lender that holds the second mortgage, (many times the same Mortgage Servicer holds the 1st and the 2nd loans) to put together a Short Sale transaction. It is very important however, that you let us know if you have a second mortgage, home equity line of credit (HELOC), or any type of lien against your property such as a Home Owners Association lien, tax lien or mechanics lien.

Absolutely, Lenders often take into consideration repair costs, as a factor, when determining whether to approve a Home Short Sale offer. I am concerned about my credit, so how will a Short Sale affect my credit? The goal is to avoid foreclosure. Consult your attorney to verify how this may affect your credit.

No, Home Short Sales are only designed to get you out of your mortgage debt rather than going through the entire foreclosure process. What is a Short Sale-. In the past, it was rare for a bank or lender to accept a short sale. To be clear, here is a more technical definition:

What is a Short Sale-When a seller must sell their home for less than they owe on the property, and the lender that they owe the money to agrees to take less than they originally loaned to the seller, that is a short sale.

The “short” of the sale is the difference between what the property can be sold for now minus the loan balance.
