What is a Short Sale? Short Sales the sale of a home when the net proceeds do not fully pay off the What is a home short saleexisting mortgage loan(s) and the Lender is willing to accept a discounted payoff. The closing costs that are typically paid by the Seller are paid out of the proceeds from the sale, including but not limited to, commissions, escrow and title fees and any negotiated Buyer’s cost. Your home is sold and you avoid foreclosure.

Why would my lender accept less than what is owed on my mortgage? Lenders are in business to lend money, not to own real estate. They do not want the expense of the foreclosure process foreclosure process and/or the holding and maintaining of the property if it does not sell at foreclosure. The foreclosure process is very expensive and time consuming, so many lenders will agree to what seems a loss on the mortgage when they will actually save money by not completing the foreclosure and holding the property in their portfolio.

If I do a Short Sale, how much will I have to pay to sell my home? In most cases, you will not pay any sales costs if your Lender approves the Short Sale. All commissions, title and escrow fees, and some repair expenses are paid by the Lender, Investor or Mortgage Insurance company, if applicable, as part of the Short Sale approval.

Can I simply deed my property to someone else and avoid the hassle? Deeding your property to someone without paying off the mortgage loan does not forgive you of the debt, and the property is still encumbered by a lien. Always check with your attorney to verify all the options available to you.

What sort of hardship would my lender consider legitimate? To some extent, that will depend upon the Lender considering your Short Sale request.

  • Below you will find a list of common “hardships” that may be accepted by Mortgage Servicers:

  • Family illness or injury

  • Job relocation

  • Job loss or significant income loss

  • Divorce or split of domestic partners

  • Death of a spouse

  • Adjustment in mortgage payment or unforeseen increase in living expenses

  • Too much debt

  • Military service


home short salesI am current on my mortgage, so will my Lender consider a Short Sale? The answer is, maybe. Some Lenders will consider a Short Sale offer on mortgage loans that are not delinquent. Other lenders will not consider a Short Sale offer until the loan is delinquent. We will work with you to put your Short Sale offer together and submit it for approval (remember, there is no charge for this). That is the best way to determine if your Lender will accept a Short Sale offer on a loan that is current.

Do lenders approve all Short Sales? No. That is why it is critical to work with someone, that has extensive experience at getting Short Sales approved and has direct contact with Mortgage Servicers.

I have a second mortgage on my property, so can I still do a Short Sale? Yes. We can also work with the Mortgage Servicer or lender that holds the second mortgage, (many times the same Mortgage Servicer holds the 1st and the 2nd loans) to put together a Short Sale transaction. It is very important however, that you let us know if you have a second mortgage, home equity line of credit (HELOC), or any type of lien against your property such as a Home Owners Association lien, tax lien or mechanics lien.

My property is in rough shape and needs work; can I still do a Short Sale? Absolutely, Lenders often take into consideration repair costs, as a factor, when determining whether to approve a Home Short Sale offer. I am concerned about my credit, so how will a Short Sale affect my credit? The goal is to avoid foreclosure. Consult your attorney to verify how this may affect your credit.

Can I receive cash from a Short Sale? No, Home Short Sales are only designed to get you out of your mortgage debt rather than going through the entire foreclosure process. It is not a refinance option and you will be vacating the property, as you would, if you were going through foreclosure.

What if my home is not worth what I purchased it for? This is the typical scenario for a short sale, when you can only sale it for less than it is currently worth.

How much will it cost me to use you as a Realtor? There are no costs to the Seller or Buyer for using us.

What if I have filed bankruptcy? You will need to check with your Bankruptcy Attorney to verify if you can proceed with a Short Sale.

I'ts important that you weigh each Short Sale Alternative against each other and an actual Short sale.
Here are some options:


  • Refinance | If you're current with your mortgage payments then this is a pretty good option. But typically speaking, distressed homeowner don’t have any equity in their home and their credit is shot so this not going to be an option for many.

  • Do nothing or walk away | The Implication is clear here and the lenders only option will be to foreclose on your property.

  • Lender Workout | Your lender may be willing to: 1.Add the missed payments to the existing loan balance. 2.Change the interest rate, including making an adjustable rate into a fixed rate. 3. Extend the number of years you have to repay.

  • Sell And Bring Cash to Closing

  • Deed in lieu of foreclosure | A Deed in lieu of foreclosure is when the home owner gives up title or deed to the lender to satisfy the loan. However, if the borrower owes more on the home that is owed, it is very unlikely the lender will agree to a Deed in Lieu of foreclosure.

  • Foreclosure | Lender will recover the home through the foreclosure process.

What To Do In Pasadena California | Pasadena City Hall is full of wonderful “photo ops” and a great place to start your journey before heading off Old Town Pasadena or Paseo Colorado Pasadena for Lunch. This California Mediterranean style City Hall of ours (designed by San Francisco architectural firm of Bakewell and Brown) was originally completed in December 1927 and is in the Register of National Historic Places. It was closed for restoration and retrofit in 2004, reopening in 2007 quickly becoming a “favorite historic building in Pasadena” by locals in the city of Pasadena and tourist alike.


The ornamentation, fountains, rose gardens and the general Pasadena photoambiance register of national historic placeshave inspired many couples to host their wedding photos inside and around Pasadena City Hall. And it’s no wonder considering the Alaskan Marble Stairways with wrought iron balustrades graces this marvelous structure.


Some of the other elements used in the design of Pasadena City Hall are: the Red Cordova Clay Tile Roof, Fish-Scale Tile Covered Dome and the floor of the lobby laid in Padre tile.


So the next time your Wondering What do do in Pasadena CA, take a few minutes, grab your camera and head over to the intersection of Garfield and Holly. Take a couple quarters for the parking meter and add Pasadena City Hall to your “Pasadena Photos” Collection!

What Is The Difference Between A Short Sale And Foreclosure

The intention of this article is to give you a brief understanding of how a Short Sale Vs. Foreclosure affects your credit and ability to buy a home in the future. The description of each process is very brief and a "nut shell" version of the more detailed definitions of each. You can click on any of the links below to gain a broader understanding of the Short Sale and Foreclosure Process. This article assumes you already have a basic idea of each.

Nutshell Description of a Short Sale and Foreclosure.


Short Sale:

When a seller must sell their home for less than they owe on the property, and the lender that they owe the money to agrees to take less than they originally loaned, that is a short sale. The "short" of the sale is the difference between what the property can be sold for (+expenses) minus the loan balance. Example: Home owner owes $400K on loan for their home, but the home is only worth $300K. The "short" of the sale would be $100K Plus Expenses that the Lender would have to take a loss on.

Foreclosure:

Most Foreclosures in California are Non-Judicial foreclosures.which means there must be a power of sale clause in the mortgage/loan document or deed of trust. This is a clause saying that the home owner agrees to allow the lender to sell the home in the event the buyer defaults on the loan. Of course there are a number of steps involved that allow the home owner to “make good” on the loan by catching up payments and even renegotiate the loan so they can stay in their home. If that’s just not an option the homeowner can exercise, eventually the Lender will send a Notice of Default, arrange for a Trustee’s sale, the home owner is evicted and attempt is made to sell at a public auction. If it can’t be sold at auction the lender takes back the property through the "Foreclosure" procedure and will eventually sell it on the MLS to recover their losses.

Here's how the borrower or homeowners credit and ability to buy in the future is effected by each:

How does it affect Your FICO/Credit Score? With a short sale, there may be less of an impact on your credit score, especially if you short sale vs foreclosru tablemaintain your other debt obligations. Fair Isaac (FICO)says that your score may be compromised by 40-135 Points When Can you Buy again? Now you may feel like you never want to own home again but that will pass. Eventually you will want to buy another property and with a succesful short sale you will more likely be able to do so sooner than if you Foreclosed. Various resources report as soon as 24 months post short Sale

Foreclosure

How does it affect Your FICO/Credit Score? Your credit may be hit much harder, as much as 200 to 300 pts. When Can you Buy again? Most reputable sources report that post foreclosure, there is typically a longer period of time before you can buy again verses the short period experienced after a short sale. Most likey it will be 24-72 months for you can get a loan with a reasonable interest rate. What To Do In Pasadena California |Walking Photo Tour- As they say, some of the best things in life are free! And it cost you absolutely nothing to do a walking photo tour of Pasadena. I start every day (no kidding, every day) with a one hour power walk. Many of those mornings I will do my walk or jog through some of Pasadena's most beautiful neighborhoods.


I belong to the 24Hour Fitness on Colorado Blvd and rather than pasadena craftsman homebore myself to death on the treadmills, I do my cardio outside.


Every once and awhile I will bring my camera along with me and the photos you see here today are the result of a very recent walk South on S. Los Robles & S.Oakland Ave.


Besides the health benefits of my walk, I need to keep track of local inventory and somehow I fell like I keep a better thumb on the market by personally touring the neighborhoods. But I also like to have an array of photos to give my clients Idea of the different types of homes you will find throughout Los Angeles, Especially Pasadena.


Pasadena Spanish Style Home This page contains some classic examples of Craftsman, Tudor. Spanish and Mediterranean style architecture. Of course there are many more examples of these and other styles of home and buildings for that matter in Pasadena.


If you are a garden and landscape lover, there are some wonderful examples in almost every front yard. Even the city landscaping is lush with huge green trees punctuated by old style street lamps.

Los Angeles Bank Owned Properties are plentiful right now but they sure can be a challenge to purchase. By following some simple guidlines and having a generous amount of patients, you can snap up one of these better priced properties. LA Reo Properties


But because the banks are required to disclose very little about the properties condition (remember, MR or MRS Bank Never lived in that property, all they know about it is they want it sold!), it is up to you and your agent to do your homework!


Here are some very useful guidlines to bear in mind if you are considering purchasing LA Reo Properties (Real Estate Owned, same as bank owned).


Property Condition:


Many of the Bank Owned homes Los Angeles host aren't left in the best of condition. Make sure you pick a Savvy Realtor and Lender to represent you or it could cost you money!


Make Strong Offers:


Be sure to put your best foot forward when you are putting offers on and of the Los Angeles bank owned properties. Especially when you know there are multiple offers. Make sure your Agent has a good idea of the market value in the area and that you are being reasonable with your offer. In most cases, don't "Low Ball" offers because you are simply wasting valualbe time you could be utilizing to find your next home!

Unless you buying a home from a "For Sale by Owner" you will be using an Real Estate Agent. The question is will you be using the Sellers agent (the persons name on the for sale sign representing the seller) or your own agent (someone representing your best interest). buying home without realtor,


Think about this, the Sellers Agent (guy or gal on the sign) has a fiduciary responsibility to act in the best interest of his or her client, the seller. His job is to get the most $$$ for his client. With that in mind, he could never tell you that you are offering too much or should request his seller to fix this or that. If he did, he or she would be breaching his legal duty to the client (seller).


Let's keep in mind that YOU as a buyer do NOT pay your agents commission. Which brings us to the next question: Who DOES pay the Realtors Commissions? The commission is paid through he sellers proceeds, not from your pocket! So why wouldn't you have someone on YOUR side, negotiating on your behalf, especially if you are not paying them out of pocket?

They will also do the searching and leg work for you. AND you don't pay them! So why resist? Let's face it, if they don't find you a home, they don't get paid. It is in YOUR agent's best interest to find you a home that YOU love and can afford. So as you can see, there is no real benefit in buying a home without a Realtor.


And one final thought, your agent should immediately give you access to their "buyer friendly" version of the MLS (Multiple Listing Service). This is the only True and accurate inventory of all homes that are listed for sale. The first thing I do when I meet a new client is give them access to my Los Angeles MLS. Once you gain that access, you can drop Craigs List or any other search site outside of the MLS!

Affordable Homes In Affordable Los Angeles Neighborhoods|A few months ago an Actor friend of mine who was a first time buyer here in Los Angeles asked me to help him look for a home in an affordable LA neighborhood.The challenge was he absolutely had to have 3 bedrooms and it had to be under $300K. He wasn't being cheap, that's all he could afford. He wanted to have room mates to supplement the mortgage payment. Not at all uncommon in LA.

My first thought was GOOD LUCK! I really thought we he would have to go for a 2 bedroom and compromise. Well, to my surprise, I pulled up 35 Listings that were all 3 bedroom properties under $300K! Of course they weren't all in great condition but many were in pretty decent condition. Actually a few of them were within 2-3 years old and still smelled new! Of course these properties sold very quickly and we had to move fast. We missed a few but finally got him a 3 bedroom Town Home with attached garage, fireplace and 2 bathrooms. It was bank owned

and needed to be cleaned up but he only paid $250K for this property (we closed on this in May 2010).

I will say this, you will get much more bang for your buck (in nicer areas) in Town Homes and Condos rather than homes in this price range. But their are several Detached Homes in this price range.

So thanks to my client Kai (his name), I created the "3 Under 3" Hot Prop List to focus on these particular affordable los angeles homes for saleproperties for my buyers in this price range. In short, these are homes, Condos & Town Homes in the Los Angeles that have at least 3 Bedrooms and are under $300,000. And yes, there a FHA approved properties in this price range!

I'm not sure how long we will see these prices but I'm guessing not a whole lot longer. (bad for you the buyer, but good for our market and buyers who got in early enough). If this web page is still up, then theirs still inventory in this price range!

These properties are perfect for the "Los Angeles First Time Home Buyer" and "Investor" looking for entry level properties.
