Affordable Homes In Affordable Los Angeles Neighborhoods|A few months ago an Actor friend of mine who was a first time buyer here in Los Angeles asked me to help him look for a home in an affordable LA neighborhood.The challenge was he absolutely had to have 3 bedrooms and it had to be under $300K. He wasn't being cheap, that's all he could afford. He wanted to have room mates to supplement the mortgage payment. Not at all uncommon in LA.

My first thought was GOOD LUCK! I really thought we he would have to go for a 2 bedroom and compromise. Well, to my surprise, I pulled up 35 Listings that were all 3 bedroom properties under $300K! Of course they weren't all in great condition but many were in pretty decent condition. Actually a few of them were within 2-3 years old and still smelled new! Of course these properties sold very quickly and we had to move fast. We missed a few but finally got him a 3 bedroom Town Home with attached garage, fireplace and 2 bathrooms. It was bank owned

and needed to be cleaned up but he only paid $250K for this property (we closed on this in May 2010).

I will say this, you will get much more bang for your buck (in nicer areas) in Town Homes and Condos rather than homes in this price range. But their are several Detached Homes in this price range.

So thanks to my client Kai (his name), I created the "3 Under 3" Hot Prop List to focus on these particular properties for my buyers in this price range. In short, these are homes, Condos & Town Homes in the Los Angeles that have at least 3 Bedrooms and are under $300,000. And yes, there a FHA approved properties in this price range!

I'm not sure how long we will see these prices but I'm guessing not a whole lot longer. (bad for you the buyer, but good for our market and buyers who got in early enough). If this web page is still up, then theirs still inventory in this price range!

These properties are perfect for the "Los Angeles First Time Home Buyer" and "Investor" looking for entry level properties.
